Project Scope: The project included the rehabilitation of a 72,000 sq.ft. eight-story senior residential building with residents remaining in place. The scope included significant structural retrofit, addition of fire sprinklers and a new fire alarm system, addition of three new residential units, and a redesign and upgrade of the entry and ground floor program and office space. A free-standing building has been added to the site to house gallery space and programs including Ruth’s Table, an arts program memorializing the legacy of artist Ruth Asawa’s relationship with Bethany. Ventura Partners was originally retained to secure financing for the project and was later selected as Project Manager through an RFP process. Through its collaboration with Wessington Venture Partners, Ventura Partners was able to bring $25.3 million in FHA funding to the project from CBRE with a HUD-guaranteed loan in July 2018.
